If the structure is solid (think sound foundation, good roof, new windows and mechanicals) you’re off to a strong start. These are the things that are expensive to fix and don’t make a visible impact. If the bones are good, you can focus your budget on the fun stuff: layout tweaks, finishes, and upgrades that transform the space.
Pro tip: A dated kitchen is easy to fix. Roof issues? Not so much.
2. Layout Flexibility = Endless Possibilities
Look beyond how the current owner is using the space. Is there a wall that could come down to open up the kitchen? An unused dining room that could become a cozy home office?
